Review of Last Meetings Notes
1. Rats
Chris said that the he was informed by the city (and showed written memo) that dog droppings attract rats. Rhett and Andy said they would clean up after the dogs each time they defecate. Snow is currently covering the rat holes so there is no access to adding poison to the holes.
2. Front Entrance
Reviewed front entry issue from minutes in December – once temperature gets above 50 degrees, can work on applying traction to the marble layer.
3. Leaks in Equinox
Received quote from construction personnel next door (D&N Construction) of approximately $5,300 to repair the deck plus $800 for tuckpointing and $4,300 for interior rework. This is significantly less than the other quotes; all units have the money to pay for this, and all agreed to this work with them once we receive a more formal quote.
Rhett to work on letter to give to Chris by Monday, then to be revised by D&N Construction into a formal letter due by end of week. All to sign letter by Saturday night (before Jay & Devin’s vacation) so work can start in early March.
Caveats: 5 year warranty, more detail about materials, start/end date, payment in 3 parts – start, end and after first downpour.
Once agreed, all units to sign agreement then pay the Association full amount, who will then write payment to Construction company to start work.
New Items
1. Gate
Gate hinge is bent, needs new metalwork to repair. Devin to research past repair to see if we can get a quote and will share with team.
D&N Construction noted that with the new building, they are o.k. with allowing us to reattach the gate to the building when it is completed. We need to find out where to put it in the meantime, perhaps in the parking space for Unit 1 (currently not being used).
2. New Building next door
All units received a letter about the rezoning for next door. The rezoning means it is for 4 stories (B3-3). No units expressed concern on this to protest this.
Chris will find out from D&N Construction how far they will build from our building and will advise.
All units agree not to do anything about the advertising until the very last moment.
3. Billboards
Have not received December payment – Devin to find out why.
4. Roof
There is a leak in Unit 3 around the skylight above the interior stairs. Rhett and Andy asked Devin if there is a warranty – Devin to research and advise.
